WE ARE PROUD TO PRESENT MNS’ FOURTH ANNUAL YEAR END REPORT
MNS is proud to present our fourth annual Year End Report for Bronx, the summation of a year’s worth of data collected from our monthly Bronx Rental Market Reports. We hope you find this report useful in determining the rental trends present in Bronx’s major neighborhoods, as well as the overall climate of the Bronx rental market.
Over the last year, overall rental prices in the neighborhoods analyzed by the Bronx were up 7.91%, from $2,216 in 2022 to $2,391 this past year. Studio rental prices increased by 9.67% year-over-year, from $1,902 to $2,086. Year-over-year, one-bedroom rental prices are up by 8.41%, from $2,096 to $2,272. Two-bedroom rental prices increased by 6.24% year-over-year, from $2,650 to $2,815.

Morris-University Heights saw the years largest overall increase in rent, with a 12.63% increase, followed by Concourse/Highbridge, with an 8.71% increase.

Our data is aggregated from the MNS proprietary database and sampled from a specific mid-month point to record current rental rates offered by landlords during that particular month. It is then combined with information from the REBNY Real Estate Listings Source (RLS), OnLine Residential (OLR. com) and R.O.L.E.X. (Real Plus).
